The location may not be exactly accurate and he may be in the building the arrow is pointing to and let's just say he doesn't live in the entire country so the FBI should check that out. I love helping people but I have some principles that I don't want to get into a debate about which makes it hard to join a group because of them or I reject groups for principles reasons and I was in a group in the past with a different name but I came back with a new identity and I could have hacked it but I did what I did and I even tried to ask him to stop what he was doing but he said I don't understand I'm just selling and deleted the chat. Over the years I have reported many pedo's and CSAM and CSEA material.

PROTECT the Kids, report the people/information to LOE/LEA instead of on the web. Make sure if you accidently downloaded something or in some cases downloaded archive files to verify it was in fact CSAM/CSEA you wipe it form your computer. Simple possession can get you in serious issues, even if intent was purely to report it.
